Two new restaurants, Panera Bread and Noodles & Company, are coming to Temple as part of the Shoppes on the Hill development that will be located on South 31st Street across from Scott & White Memorial Hospital.

The development will include an Aspen Dental, and developer Will Morris with Morris Venture Partners said there are discussions with other businesses about locating in the shopping center.

“Phase one will be a combination of restaurant and retail development, and phase two will include upscale multifamily housing,” Morris said.

The property should be built in six to nine months, Morris said.

“I was one of five developers approached (by Scott & White, which has owned the land for decades) and asked to submit proposals,” he said.

“Scott & White has owned this property since it originally acquired its existing hospital location,” said Dr. Robert Pryor, president, chief operating officer and chief medical officer for Baylor Scott & White Health. “Our long-term plans now show we have enough property on the existing main campus to allow us to sell this land across 31st Street.

“Will had the concept that best aligned with our vision for use of that piece of land. We wanted something to complement the existing campus of Scott & White Memorial Hospital and

Clinic, providing desirable features for our patients, employees and our community as a whole. The components of Will’s plan for the property met those objectives.”

The shopping center should be built by the middle of next year, Morris said.

“We should finish the shell of the building by mid-2015, and I would guestimate that the businesses would be open by fall 2015,” he said.

Panera Bread is expected to occupy about 4,300 square feet.

“The retail center will be about 13,500 square feet, and another potential outbuilding with room for two tenants will be a maximum of about 7,000 square feet,” Morris said.

Panera Bread is a chain of bakery-cafes specializing in fresh-baked goods, sandwiches, soups and salads. The closest locations to Temple are in Killeen, Waco and Austin.

The company began in 1981 as Au Bon Pain, and was successful on the East Coast. The company’s name was changed to Panera Bread in the 1990s, and as of Sept. 30, there are more than 1,845 Panera Bread locations open in the United States and Canada.

As the name conveys, Noodles & Company specializes in noodles and pasta, but also offers soups, salads and sandwiches.

The restaurant has several locations in Texas, including one in Killeen.

Noodles & Company was founded in 1995 and items are served tableside, but the company website notes “There’s never any tipping at Noodles.”

Getting the development to the approval process “has been about a year-long process,” Morris said.

“We are still working to bring in other businesses, and Edge Real Estate of Austin is helping us with the remaining lease opportunities in the center.”

Morris is excited about the future of the retail center, he said.

“We’re looking forward to getting the property completed and think it will be a good addition to the Baylor Scott & White campus,” he said.
